Whitbread has initiated the development of a new Premier Inn hotel in Vauxhall, London, by appointing Legendre UK as the main contractor to deliver the project. The project involves transforming Phoenix House, an 80,000ft², ten-storey former office building opposite Vauxhall Station, into a 180-bedroom hotel. The property will also establish Premier Inn's footprint in the area for the first time.
Whitbread project and programme manager Sam Murphy said: "Phoenix House is a fantastic opportunity to bring Premier Inn to the heart of Vauxhall for the first time. "Working alongside Lambeth Council, we have moved quickly from securing the site and achieving planning consent to starting the transformation of the vacant office building into a modern, high-quality Premier Inn. "The project demonstrates how former office buildings can be successfully repurposed into Premier Inn hotels, and I'm looking forward to working with Legendre UK to deliver the next phase of the development and help bring another excellent Premier Inn location to Central London." Legendre UK will oversee the full conversion programme on behalf of Whitbread.
The build methodology centres on repurposing the existing building structure, replacing the previous commercial floor layouts with Premier Inn guest rooms, including its Premier Plus specifications. Structural upgrades to the current mezzanine floor will accommodate a new guest restaurant alongside front-of-house reception facilities. Once completed, the hotel is expected to create around 25 permanent hospitality jobs.
Under the transaction structure, Whitbread will lead the delivery of the conversion and enter a 30-year occupational lease with Lambeth Council, which retains the overarching head lease. The Vauxhall project aligns with Whitbread's five-year growth strategy, which targets Central London for the expansion of both Premier Inn and hub by Premier Inn properties. Whitbread currently operates more than 100 properties within the M25 and has identified 40 target locations across the capital for future network growth.
